Flexible Field Analysis

Overview

The Flexible Field Analysis provides the user three sub objects to perform the analysis calculations. The fields, areas and calculations on this model are not fixed and can be modified individually per job depending on how the user wishes to structure the analysis for the job.

Improvements Analysis Breakdown

The Improvements Analysis Breakdown sub object provides the user with a section to add as many property improvements as the user wants with as much detail as required, as opposed to the Fixed Field Analysis where the user is restricted to either entering a value for the dwelling and car accommodation only.

Users can either take a simple approach by entering just one improvement for each type and specify the total area and rate value to calculate the value or they can enter many improvements of a specific type and have separate rate values for each improvement.

To add a new row to the improvement section, click the Add Improvements Analysis Breakdown button (1). Clicking the button will add one new row, however if the user can add more than one row with one button click by selecting the number of rows to add using the drop down list (2) next to the button, then clicking the Add button.

Once the rows are added to the sub object, the user can then edit the fields in all the rows. When a value is added to the Area and Rate field, ValuePRO will automatically calculate and populate the Valuation Total field for that row. When the user then enters a value in the Insurance Rate field after the Valuation Total field has a value, ValuePRO will automatically calculate and populate the Insurance Total field for that row.

The user can then press the Save Improvements Analysis Breakdown button (3) to save the changes to the sub object.

Ancillaries Analysis Breakdown

The Ancillaries Analysis Breakdown sub object provides the user with a section to enter individual ancillary items and enter a Title value, Valuation Total and Insurance Total value.

To add a new row to the ancillary section, click the Add Ancillaries Analysis Breakdown button (1). Clicking the button will add one new row, however if the user can add more than one row with one button click by selecting the number of rows to add using the drop down list (2) next to the button, then clicking the Add button.

Once the rows are added to the sub object, the user can then edit the fields in all the rows, then user can then press the Save Ancillaries Analysis Breakdown button (3) to save the changes to the sub object.

Valuation Worksheet

The Valuation Worksheet section provides the user with a section to perform Valuation Total and Insurance Total calculations, based on the information entered into the Improvements Analysis Breakdown and Ancillaries Analysis Breakdown sections.

This section provides the following fields:

  1. Title - Provides the user with a text field to edit the title of the Valuation Worksheet, if they wish to do so.
  2. ImpsTotal (Improvements Total) - The ImpsTotal field provides the user with a currency field with an Auto button beside it. If the user has entered values into the Improvements Analysis Breakdown section, when the Auto button is clicked, ValuePRO calculates the sum of all the Valuation Total row fields and adds the value to the field. The AdoptedImpsTotal button (3) will also be pre-populated with a similar value rounded up to the nearest thousand.
  3. AdoptedImpsTotal (Adopted Improvements Total) - Provides the user with a currency field to enter an Adopted Improvements Total. As mentioned above, if the user clicks the Auto button for the ImpsTotal field (2), the Adopted Improvements Total field will be pre-populated with a similar value rounded up to the nearest thousand.
  4. Land Total - Provides the user with a currency field to enter an land value.
  5. Valuation Total - Provides the user with a currency field which automatically calculates the Valuation Total based on the following formula: Adopted Improvements Total + Land Total = Valuation Total
  6. Insurance Total - The Insurance Total field provides the user with a currency field with an Auto button beside it. If the user has entered values into the Improvements Analysis Breakdown section, when the Auto button is clicked, ValuePRO calculates the sum of all the Insurance Total row fields and adds the value to the field.
  7. esc/cost % (Escalation/Cost Percentage) - Provides the user with a numeric field to enter the Escalation Cost percentage rate.
  8. Escalation Total - Provides the user with a currency field which automatically calculates the Escalation Total based on the following formula: Insurance Total x ( Escalation/Cost Percentage / 100 ) = Escalation Total
  9. Override Insurance Total - Provides the user with a checkbox to indicate that they wish to override the Insurance Total with the Adopted Insurance Total below.
  10. Adopted Insurance Total - Provides the user with a currency field to enter an Adopted Insurance Total, if they indicated that they wish to override the Insurance total using the checkbox above (9).

Once the fields are edited, the user can then press the Save Valuation Worksheet button (11) to save the changes to the fields in the Valuation Worksheet section.
