Our valuation has been created, our client has been allocated, now its time to start the valuation process.
To open a valuation, open the job card from the Workspace page.
Valuations are conducted by entering data into the fields listed on the job card. This data is organised by Tabs along the left hand side of the card, and sections in each tab.
The data and fields that are available on the ‘job card’ can be customised: the layout that a job card uses is referred to as a ‘Data Entry Template’, or DET.
If you are familiar with ValuePro Standard Edition, VPX retains all functionality of a regular job card, with some additional functionality and a complete UI design that will make navigating and editing a job more natural.
As mentioned, job cards can vary depending on the Data Entry Template configuration. We will go through what a typical job card will look like
Instructions - information used for report template configuration, valuer allocation, job tracking and fee allocation
Summary - Overview of property information, including site dimensions and hazards,
Land - Zoning and town planning information
Building - specifications, accommodation description and Certificate of Title information
Value and Valuation Analysis - perform valuation methods such as Net Rate or Market Comparison, record rental yield and provide market commentary
Sales - Comparable properties used as Sales Evidence for valuation of property
Leases - Comparable properties used as Lease Evidence for valuation of property
Comments - additional comments on valuation
Photos + Documents - additional evidence associated with the job as required
Documents added may include : Certificate of Title, invoice, client communications
Photos added may include : land/area maps, exterior/interior photos, property condition
Job Status
At the top right of the job card, you will see a large button that says “STATUS”. This describes the status of the job, such as ‘Valuer Allocated’ or ‘Typing Completed’.
This is used to track the job’s progress, from its first creation, inspection date, report completion, client invoicing and finally job completion.
Clicking the Status button will open a window where the job’s status can be changed. In some cases, a job’s status may be updated automatically. For example, when a job is sent from the ‘Send’ button, the job will automatically update to ‘Report Sent’.
