The newest addition to VPX is the Comparable Sales workflow. This allows you to quickly view both your internal sales database and CoreLogic sales databases for relevant evidence for your valuation. In addition, a suite of tools are available to perform various sales analysis functions to further your sales evidence.
To add and view comparable sales, press the 'Comparable Sales' button on the job card.
List View
The default view, the ‘List View’ provides you with complete details of all available comparable sales that meet your search criteria. Filter through relevant searches from the panel on the left hand side, and view detailed information to determine which sales are most appropriate for your subject property.
Sales that have already been added to your job card as Sales Evidence will appear greyed out (*)
Click on the entry of a sale to view more information on that sale.
Click on the star next to a sale to add the sale to your shortlist.
Under the ‘Search Options’, you can select relevant criteria including
Number of Bedrooms/Bathrooms
Sale Price and Date
Location and Proximity to Subject Property
You can also select which database to use to source sales data: either your internal sales database, CoreLogic Live sales, or both.
Shortlist
The shortlist view displays all the current sales you have selected to add as sales evidence to the job card. This will allow you to filter through only the most relevant sales to your subject property, and helps to easily compare all attributes of the relevant sales.
Once you are satisfied with your shortlisted sales, click the ‘Add to Job’ button to add all of your currently shortlisted sales to your job card as Sales Evidence.
Map View
The Map View gives you a visual overview of the proximity of the available comparable sales to your subject property. This can be helpful when identifying similar neighbourhood areas and geographical location when attempting to narrow down a shortlist.
The Map View can also be used to identify your Shortlisted sales by checking the ‘Shortlisted Only’ box in the sales list on the right.
Sales Analysis
Once your selected sales have been added to your job card, you may perform additional sales analysis on these sales, including sales commentary and property suitability.
In the Sales section, click the ‘Manage’ button of a sale to open it’s sales analysis window
The Sales Analysis window provides a number of tools for you to add detailed comparison notes and comments:
Property Description - brief overview of the description of the sale property
Comparison Comments - make notes of how suitable the sale property is to the subject property.
Comparison Matrix - quickly and easily rate the suitability of the sale property by location, land and improvements
You can also upload additional photos of the sale property for comparison purposes
